How can we see some apartments?

Call our Leasing Office at 812-331-0788 to schedule an appointment and check out the floor plan icon on the Home Page. Hurry, our apartments lease quickly depending on the time of the year. TENTH & COLLEGE has been at 100% occupancy level since development in 2004.


Can we share bedrooms?

Certainly!! We have provided a bathroom for every bedroom and in some cases there is an extra 1/2 bath. This makes it easier to share rooms.


How many people can live in each unit?

Our apartments are huge. The one bedroom units can accommodate 2 people, two bedroom units 4 people, and three bedroom units 5 people.


Are we allowed to sublet?

Yes we do allow subletting. We need to have a signed contract on file in the office and the person that is subletting your unit is required to pay a security deposit. You are also required to pay a sublet fee per your lease agreement.


What about parking?

The 2 and 3 bedroom units will be guaranteed 1 parking space in the on-site parking garage. All others will be eligible for an off-site parking space. The parking spaces require a monthly fee for the term of the lease.


How many floors in the building?

The building is 3 levels, plus an underground parking garage.


How many apartments are in the building?

There are a total of 67 units. We have studios, one, two, and 3 bedrooms.


How close is it to campus?

Very Close! Our building is approximately 6 blocks from the Kelley School of Business, less than 1 mile to the main library. Most of our residents walk, car pool, or ride the campus shuttle to class.


What’s in the retail space?

On the 1st floor you will find Les Champs Elysees Day Spa & Salon. This is an Aveda full concept salon & spa, Mixed Greens Restaurant & Juicery, InSeam Denim and B Boutique.


Do tenants get discounts with the retail tenants?

Yes! See each store for details.


Is there an on-site Fitness Center?

Yes! We have a state-of-the-art Oasis Fitness Center. The equipment is the same as the SRSC. The best part is that it is a private fitness center. You don’t have to wait for machines and you can watch whatever you want on the televisions. The Oasis Fitness Center, swimming pool and the Bar-B-Que pit are all part of our Club Package.


Is the lease a 12 month lease?

Yes, we do most of our leases from August to August with a 12 month installment program.


Is there an elevator?

Yes, there is an elevator for everyone’s convenience.


Where is the building located?

The building is located on the NW corner of Tenth Street and College Avenue. Just look for the Time and Temperature sign!


Are pets allowed?

Sorry, we have a “No Pets” policy.


What utilities are included?

We pay for the high-speed internet, basic & classic cable television, and the trash removal.


What utilities do residents pay for?

Residents pay the electric and water, although the water is sub-metered so that is added to your rent. This means you only have one utility bill.


How much does electricity and water cost?

According to the electric provider the average monthly electric is $64 for a studio, $74 for a 1 bedroom, $92 for a 2 bedroom, and $105 for a 3 bedroom. The water generally cost $9 - $15 per person.


How much is the security deposit?

The security deposit is usually equal to one month’s rent.


Where is the bus stop?

The Bloomington Transit Campus Shuttle ( #6 )bus stop is directly in front of our building, at the sidewalk.


Do the apartments come furnished?

We provide the range, refrigerator, microwave, dishwasher, washer/dryer, miscellaneous fixtures, window treatments (blinds), ceiling fans with lights in all of the bedrooms and in the living room areas and patio chairs. Residents provide their own furniture.


Will there be cable and internet in each bedroom?

Yes, there will be cable and internet access in every bedroom, living room and within the study areas. Most of the rooms have two jacks to choose from. The first floor residents have the use of wireless internet access.


What’s in the courtyard?

The courtyard is awesome. It is approximately 4500 square feet open to the sky. There is a water fountain, trees, flowers, and a seating area. In addition, there will be seating for outdoor dining. A limited number of our apartments have a courtyard view. Those residents can enjoy the relaxing sounds of flowing water.


What type of security systems are there?

We have secured entrances that need a special key to gain access. For instance, you will have to use the key in order for the elevator to go above the retail level or to gain access past the stairwells. We have several surveillance cameras throughout the building. And, two emergency call boxes in the parking garage that automatically dial 911.


What is the policy regarding hanging pictures, etc. on the wall?

Small picture hangers and small finish nails are ok. No tape, screws, large nails or foam tapes are allowed. We recommend thumb tacks.


What about laundry facilities? Are the coin operated?

Each apartment comes with its own washer and dryer free of charge.


What type of fireplaces do the apartments have?

The fireplaces are electric and not wood or gas burning. All you have to do to enjoy the warm glow is flip the switch.
